2021 Annual Maintenance, Contingency and Hydro Billing

In 2020 we welcomed a record number of new owners into the park, so I thought this would be a good time to review your 2021 Annual Billing.

The 2021 invoice was mailed out January 9th. Does the park have your correct address? If not, please advise our Secretary at spiderlakesecretary@gmail.com.

The invoice contains 3 items:
Item #1 – 2021 Annual Maintenance Fee of $1,200 (an increase of $100 over 2020 (see comments below) plus Annual Contingency Fee of $50.
Item #3 – Adjusts 2020 hydro to your actual usage costs from the prior year estimate.
Item #4 – 2021 hydro estimate, based on the lot’s prior 3 year average usage.
Total Amount is due April 30, 2021. After which a $100 late fee and gate card suspension will apply until paid in full.

Payment can be made in full or instalments starting now until April 30. You can mail your payment to the park address on the invoice or put it into the mail slot (beside the ice machine) at the park. Cash will be accepted, but we ask that you use cheque or Etransfer.

Considering Etransfer?
Please note the bank restricts the maximum $$ amount that can be deposited each day/week/month so transfers may be delayed. Consider making your transfer earlier and not wait until April 30.

Etransfer payment can be made to the park at slsrtreasurer@gmail.com email address. Ensure your NAME and SITE # are included in the transfer message. Etransfer will be deposited directly to Spider Lake Springs bank account and you will see this notification as you do the transfer.

Final 2021 Budget will be posted following approval at the January meeting.

As we all know costs for everything continue to rise and this is reflected in our need to increase the Maintenance fee by $100/lot. Owners share equally the cost to run and maintain our park from January 1 – December 31. Spider Lake Springs runs like a small town and has 30 year old infrastructure for our water and sewer systems to maintain, as well as staff, property taxes, hydro and garbage disposal to name a few costs. Your elected volunteer board works hard to control our costs while still providing a safe and happy place to camp. Many costs are beyond our control. For each of the past 2 years it cost $19,000/yr ($60/lot) to remove dangerous trees. In 2021 the park needs to install a sewage retention tank costing over $20,000. All these expenses are needed to keep us all safe and our park a wonderful place to camp.

Spider Lake Springs Resort Update

Hi everyone, the Board of Directors, Park Manager and staff would like to say thank you for your understanding of the restrictions during the COVID-19 pandemic.

As per usual, the water in the park is turned off during the non-camping season from October 15 to April 15, although water is available to the upper washrooms and the upper laundry.

Section 4, 4.2 Campsite Occupancy

4.2 No License Holder may utilize his/her designated lot for recreational purposes outside the designated period commencing April 15 to October 15 in any year. With the exception of attending for short periods not exceeding three (3) consecutive days during the non camping season for purposes of inspection, repairs or modifications to camping units and site improvements or for other similar non-camping activities.

Our Park Manager, Brian Lamb, advises that some campers are not abiding by our current regulation.  However, after considerable discussions, the Board has decided that it is best to maintain the status quo, which will permit the Park Manager and the Campers to self-regulate their activities during the Non-Camping Season. We are all trusting that civility will prevail and adherence will be voluntary, and there will be no need to change regulations. We must remember that at all times, the Park Manager has the authority to regulate activities within the Park, including the ability to rescind the gate pass for those who continue to disregard the rules.

At the November Board Meeting, the proposed Budget for 2021 (which is posted on the bulletin board) was accepted. Of note, the Campers Association Annual Dues for 2021 will be $1,250.

The Board would like to ask owners for their ideas which can be added to our 1-yr, 3-yr and 5-yr plans for Park Improvements. It is our intention to make improvements over time for the best cost-for-value for owners while creating an enjoyable environment for campers of all ages. We have purchased 7 benches for placement around the Park, and purchased additional speed bumps that will be placed at strategic locations in the Park during this winter/spring season. Please email your suggestions to Spider Lake Springs Resort Secretary at spiderlakesecretary@gmail.com.

We have to have faith in the system and remember Bonnie Henry’s words – Be calm, Be kind, Be safe and we can all come together next season!

Hi everyone, so much of the Board of Directors energy and time over the past 6 months has been focused on how to best navigate through the pandemic situation in an effort to keep everyone safe and healthy as well as happy and satisfied. The Board has had to make some difficult decisions that entailed long discussion.

Twenty sites have been sold since April, we would like to say welcome to all. We would also like to remind everyone that as an owner it is your responsibility to read and abide by the Rules and Regulations and that you make your guests aware of the rules.

We would also like to remind owners of Section 4. Campsite Occupancy and Section 5. Campsite Utility Services.

Section 4. Campsite Occupancy

5.1  Water and sewer services at the Resort are only available to the campsites from April 15th to October 15th each year.

License Holders must complete an Owner Information Form annually, if you have not already done so please fill out the attached form and email it to spiderlakesecretary@gmail.com.

Speeding has been a major issue this year, please slow down, the speed limit is 5km/h.

Speak to the manager or staff if you require assistance for parking when overflow is full.

The winning Rocks can be viewed in the front window of the games room . They will be displayed throughout the park next year. All other rocks are displayed in the garden across from the ball diamond. Thanks to all for a great turn out. All the rocks are very special and look beautiful in our garden . Please feel free to add more rocks to the garden but do not remove any of the rocks. We have already had a rock stolen from the garden.

Hi everyone, this is a follow-up to our May 9, 2020, email regarding the Spider Lake Springs Campers Association 2020 AGM, which due to the COVID-19 situation was postponed.

The 2020 AGM will be conducted via email.

Membership to the Spider Lake Springs Campers Association is mandatory if you wish to participate in the 2020 AGM, by submitting questions and/or comments that will be added to the minutes, submitting nominations, or voting, you are agreeing to become a 2020 member in Spider Lakes Springs Campers Association and the $5.00 fee will be added to your annual dues.

Of importance is the selection of individuals for various Board positions to represent your interests. (please see attached 2020 AGM Nominations document for those nominations already received). Nominations continue to be accepted for all positions.

The Board positions currently up for a 2 year term are:

Nominations must be made in writing on the attached document.  Forms must be emailed to spiderlakesecretary@gmail.com. Nominations must be received by the Secretary no later than 9:00pm on Friday August 28, 2020.

Positions with 2 or more nominations will require a vote via email soon after nominations close. Voting instructions will be sent to those eligible to vote, all shareholders vote on Executive Positions (President, Vice President or Treasurer), section owners vote for Section Directors. Voting will be scrutinized by 2 Members At Large, who will then report on the results of the vote and then destroy the ballots.

Note that membership to the Spider Lake Springs Campers Association is mandatory for asking questions/comments that will be added to the minutes as well as for voting and to be a board member.
